Frequently asked questions
How much does end-of-tenancy cleaning cost in Edinburgh? +
Our premium end-of-tenancy prices start at £165 for a studio, £210 for a 1-bed flat, £275 for a 2-bed flat and £595 for a 5-bed house. The full table below shows every listed property size.
Is professional end-of-tenancy cleaning legally required? +
No. A tenant is normally responsible for returning the property to the level of cleanliness recorded at the start of the tenancy, allowing for fair wear and tear. A professional service is optional; it can help when time is limited or a detailed handover record is useful.
How long does an end of tenancy clean take? +
A 1-bed flat typically takes 3–4 hours, a 2-bed flat 4–5 hours. Larger properties or those in poor condition take longer. We always allow enough time to do the job to inventory standard rather than rush it.
What if an area was missed? +
Contact us within 24 hours with the relevant details and photos. If the original clean did not meet our agreed checklist, our terms provide for a re-clean at no additional cost. Photo documentation is supplied where applicable.
Do I need to be there during the clean? +
No. Most tenants give us access and we lock up when we're done. We send you photos of the completed clean so you have proof for your deposit return — handy if you've already left Edinburgh.
Can I request an urgent end-of-tenancy clean? +
Sometimes. Same- or next-day work depends on team capacity and carries an urgency charge. Call 0131 381 3111 with the property size and deadline so we can confirm availability and price before booking.
Can you follow my letting agent's checklist? +
Yes. Send the checkout or inventory checklist before the clean and we will confirm the agreed scope. Letting agents and property managers can contact us for recurring account arrangements.
